Pointe-aux-Trembles has a constraint the central neighbourhoods do not: exposure. The area borders the river and much of the stock sits on open ground, without the neighbouring buildings that break the wind elsewhere on the island.

On a flat roof, wind is not a detail. It is what lifts poorly fastened membranes, peels parapet flashing and turns a small open seam into a tear.

What wind does to a flat roof

• Perimeter uplift. Edges and corners take the highest pressure. That is almost always where it starts.
• Peeled parapet flashing. Once the counter-flashing opens, water enters from the side, not from above.
• Ballooning membrane. A poorly sealed vapour barrier lets air under the membrane, which then moves with every gust.

The answer is not a thicker membrane, it is the right fastening. TPO can be mechanically attached, fully adhered or ballasted, and the choice depends on the building’s exposure.

White membrane is required for a major repair

As in most Montreal boroughs, a major flat roof repair must use a white material to limit heat islands. That is a permit constraint, not a preference.

• No open flame on the roof. TPO is heat-welded with a hot-air iron, no torch and no toxic fumes.
• 20 to 25 years of service life in Quebec, with a 20-year manufacturer warranty.
• Reflective white surface that cuts summer cooling load.
• Every seam is hot-air welded, giving continuous watertightness.

The other membranes we service

Elastomeric membrane

A granule-surfaced two-ply membrane installed with a torch, very common on the existing stock. It is a separate niche, served by other companies. We repair and maintain it.

Asphalt and gravel

A sturdy multi-layer system, less and less installed. It lasts 15 to 20 years and needs more maintenance.

EPDM

A darker single-ply membrane, very durable, but it absorbs heat instead of reflecting it.
