Rosemont-La Petite-Patrie was among the first Montreal boroughs to require white roofing on a major repair. As a result, much of the stock was converted to white well before the rest of the city. Those membranes are now more than a decade old. Some are nearing end of service life, and owners here face a second replacement while other boroughs are still on their first.

Has your white roof aged well?

  • Soiling. A surface gone grey has lost part of its reflectivity, so part of its energy benefit, without necessarily being at end of life.
  • Seams. On a welded membrane the welds fail first, not the field.
  • Flexibility. A membrane that has hardened will crack on the next freeze cycle.
  • Perimeter details. Flashing, parapets, penetrations. The membrane is rarely the problem, the detail almost always is.

Sometimes a wash is enough. We will tell you that rather than propose a replacement.

The borough’s plex stock

Rosemont and La Petite-Patrie are a fabric of attached duplexes and triplexes with outdoor staircases. Roof access, protecting balconies during tear-off and coordinating with tenants are as much a part of the job as the membrane itself.

  • No open flame on the roof. TPO is heat-welded with a hot-air iron, no torch and no toxic fumes.
  • 20 to 25 years of service life in Quebec, with a 20-year manufacturer warranty.
  • Reflective white surface that cuts summer cooling load.
  • Every seam is hot-air welded, giving continuous watertightness.

On an occupied plex with wooden staircases, the absence of a torch is not a sales argument, it is a safety matter.

The other membranes we service

Elastomeric membrane

A granule-surfaced two-ply membrane installed with a torch, very common on the existing stock. It is a separate niche, served by other companies. We repair and maintain it.

Asphalt and gravel

A sturdy multi-layer system, less and less installed. It lasts 15 to 20 years and needs more maintenance.

EPDM

A darker single-ply membrane, very durable, but it absorbs heat instead of reflecting it.

In addition, Clinique de la toiture FCA’s promise is support from A to Z in your project. As experienced roofers, we want to advise our new clients in Terrebonne as best we can on what constitutes a successful roof renovation, and offer new roofing system options for your roof.

We are not in the business of advising a roof replacement when a repair is possible.

On the other hand, in the event that the complete renovation proves to be inevitable, we have a policy of transparency at all times as to the size and the cost of your project.

What it costs

Count on $11 to $16 per square foot for a TPO roof, materials and labour. On a plex, access and the number of layers to strip weigh more than the square footage. We never give a firm price without going up on the roof first.

FAQ

My white roof has gone grey, do I need to replace it?

Not necessarily. Soiling reduces reflectivity but does not always affect watertightness. A cleaning may be enough.

How long does a white membrane last?

A properly installed TPO membrane lasts 20 to 25 years in Quebec. The seams and perimeter details determine the real lifespan, not the colour.
