Converting your flat roof into a terrace

Summary

If your home has a flat roof, you may be thinking about installing a terrace on the roof! But it’s not as simple as taking out the patio furniture, putting it on the roof and inviting friends over for a BBQ; in fact, there are certain conditions that must be met before you can build a roof terrace. Clinique de la toiture FCA in Montreal—and its flat roof specialists—can tell you more about this!

A rooftop terrace is cool!

There’s no denying that a patio roof has a certain charm, especially if it has been carefully designed. Small green spaces here, rock gardens there, benches a little further away, you’d think your line of credit would be the only limit to your creativity! And yet, certain precautions must be observed.

1. Will your home be able to handle that extra weight?

In the case of a new construction, the question hardly needs to be asked since you only need to ascertain with the contractor that your future residential roof and walls will support the additional weight generated by a roof terrace. On the other hand, this point is crucial in the case of a roof replacement. Also, don’t forget to include in your calculation not only the weight of the materials and accessories, but also the weight of the guests who will be enjoying your terrace!

2. Check your municipality’s by-laws.

Some municipalities have bylaws for rooftop terraces as well as for condominiums, so make sure you are familiar and abide by them so that you won’t have to dismantle your roof or make costly alterations.

It may also be a good idea to check with your neighbours, as they might not appreciate you peeping into their backyards…

3. Make sure your roof is watertight!

To do so, you can install an EPDM roofing membrane; this membrane will make your roof perfectly watertight—and you will therefore avoid ending up with water inside your home!
